What’s at the top of your list of priorities when you buy a house? Price? Location? Size? Well, something that really belongs up at the top is peace of mind. When you get a home inspection on a property that’s exactly what you’re buying.
A home inspection is, as one analogy puts it, the equivalent of a physical from a doctor. A home inspector will survey the property and give you an objective report on what home improvements need to be done, as well as what they expect will need to be done in the future. They basically tell you all about the general health of the building.
So why should you spend money on a home inspection? Well, there are several good reasons. Primarily, you will reduce your risk. Since a new roof can cost anything up to $35,000, an inspection could save you from investing all of your money into a property that will later require major repairs.
Secondarily, even if the inspection doesn’t catch any major problems you will be left with peace of mind, knowing that you should not expect to face any major repairs for at least a few years. Considering the fact that a home will be the largest single purchase you will make in your lifetime, peace of mind is not something to be dismissed.
Finally, some home inspections provide a short-term warranty as part of the service. If the home inspector misses a problem with the structure of the property or its systems you will be covered if something goes wrong in the early days.
Whichever way you look at it, a home inspection is an investment that you can’t afford not to make.
